Since COVID (remember that?), villas and exclusive-use properties have become the hottest ticket in town. Top-end lodges have been scrambling to add villas to their portfolios, while new properties are skipping the shared model altogether and going fully exclusive from the start. Multi-generational family safaris are now a big deal in Africa, with families making up the majority of our clients. Gone are the days of wondering if the lodge would have what you needed to keep everyone happy in the bush. Now, the real disappointment hits when you go home and realise what a waste of space your interior designer is. Here’s a collection of the best multi-generational safari villas in South Africa.
Cheetah Plains
Let’s start with the most confusing: Cheetah Plains is technically semi-exclusive use. It offers three four-bedroom villas, each of which must be booked in its entirety. Of course, you can book all three if you’re popular enough to form your own cliques. Shared facilities are limited to the gym, but beyond that, each villa comes fully staffed with a manager, chef, mixologist and wellness therapist.
If sleek, contemporary design with electric safari vehicles is your vibe, Cheetah Plains in Sabi Sands has you covered. Each villa comes with its own game drive vehicle and tracker and guide. The design is stunning, and one of the most beautiful places I’ve ever stayed. The entire lodge is powered by solar panels, making it feel even more futuristic.
The reserve is renowned for its Big Five wildlife, particularly leopards, with no fences between Sabi Sands and Kruger National Park, ensuring excellent game viewing. It is stunning to look at, just let down by the issue of the complexity of traversing rights in the area and who is allowed on who’s land. In English: you sometimes lose sightings as you’re not allowed to follow them.

Kubili House
Kubili House is an exclusive-use safari villa in the Thornybush Game Reserve, adjacent to Kruger National Park. Villa is exactly the right word—this is someone’s private home, designed with such meticulous attention to detail that no expense was spared. Seamlessly integrated into its surroundings, it overlooks a large watering hole that regularly attracts wildlife, creating the perfect setting for a luxury safari retreat.
With five suites, three swimming pools, a private spa, and expansive outdoor living areas, Kubili House delivers an ultra-exclusive experience. Beyond the usual game drives and bush walks, it also offers Segway safaris, which—I’m proud to say—I not only attempted but survived.
It’s easily one of the most impressive safari properties I’ve ever stayed in. But it also happens to be almost twice the price of anything else on this list—for reasons.

Royal Malewane: Africa House / Waterside / Farmstead
Why settle for one option when you can have three? Royal Malewane has evolved from a single camp into a collection of three, each with its own private villa. Africa House is perfect for groups who want endless space with a side of antiques, Waterside embraces a sleek, contemporary aesthetic, and Farmstead is the most intimate of the trio, but no less impressive. All are set within Thornybush, just like Kubili House, and all share the same commitment to superb design and uncompromising luxury.
At the heart of it all is Africa House, the flagship of the entire Royal Malewane portfolio, located at the original lodge. This six-bedroom villa was recently refurbished to widespread acclaim, delivering both grandeur and exclusivity. The Farmstead offers The Farmhouse, a three-and-a-half-bedroom villa accommodating up to six adults and two children, while Waterside, the newest addition to Royal Malewane, features Waterside House, a four-bedroom private villa that sleeps up to eight, complete with a private pool and expansive living areas overlooking the wilderness.
Each lodge features individual suites, with the villas positioned separately for those who prefer complete privacy. Royal Malewane leans into colonial, authentic South African aesthetics, while Farmstead and Waterside take a bold, modern approach—and I damn well love it. The only real drawback? Thornybush is starting to feel like it needs a traffic warden, as vehicle numbers creep up and the reserve gets busier.
Each villa comes with a dedicated team, including private chefs, butlers, guides, and everything else you need for a seamless stay. These villas offer a perfect hybrid option—you can enjoy the lodge facilities when you want or retreat into total seclusion. It’s the best of both worlds, though it does mean that, unlike a fully exclusive-use property, not all the facilities are entirely your own.

Leobo Private Reserve
Ok, so this isn’t your traditional safari lodge, but I shall include it. Leobo Private Reserve is an exclusive-use safari property located in the Waterberg region, a malaria-free area known for its scenic landscapes and diverse wildlife. The reserve offers a completely private experience with no shared vehicles or schedules. Activities go beyond traditional game drives, including quad biking, horseback riding, clay pigeon shooting, and helicopter excursions. My favourite is helicopter paintballing, cos why not.
Morukuru Villas
The Morukuru Family Madikwe collection offers three exclusive-use villas, each with a dedicated team and private safari vehicle. They’re in Madikwe, which can provide tailored safari experiences, and comes with the added bonus that it’s malaria-free—to save you wondering if that mosquito bite was “the one.”
Owner’s House is a two-bedroom villa, perfect for couples or small families, featuring a private pool and a serene riverside setting. River House is a spacious four-bedroom villa, designed for families or groups, with open-plan living areas, a pool, and expansive decks overlooking the bush. Farm House is the largest of the three, with five bedrooms and a contemporary yet rustic design, making it ideal for multi-generational groups looking for space, comfort, and exclusivity.
Singita Castleton
Singita Castleton is an exclusive-use safari villa in Sabi Sand Game Reserve, originally the private home of Singita’s founder’s grandfather, giving it a deep sense of heritage. It’s an old-world farmhouse but with modern, Singita-level luxury. Many of the original antiques and furnishings have been refashioned, adding to the villa’s nostalgic character.
The living spaces spill effortlessly outdoors, onto deep, covered verandas that look out over tranquil lawns, a busy waterhole teeming with wildlife, and an expansive swimming pool. The beautifully restored stone-walled homestead features six double en-suite cottages, accommodating up to 12 people. The villa is packed with exclusive facilities, including a Bocce court, an extensive wine cellar, a country-style kitchen, and a tennis court, alongside state-of-the-art wellness amenities such as a fitness centre, yoga pavilion, and massage treatment rooms. Evenings are best spent at the outdoor boma, where fireside dinners unfold beneath the stars, with uninterrupted views of the surrounding wilderness.
Positioned within the Sabi Sand Game Reserve, adjacent to Kruger National Park, Singita Castleton is close to several renowned lodges, including Singita Ebony and Singita Boulders, both part of the Singita portfolio and located within the same private concession. This region is celebrated for its outstanding Big Five sightings—particularly leopards—and benefits from traversing rights across neighbouring properties, ensuring a diverse and rewarding game-viewing experience.
Tswalu Tarkuni Homestead
Tarkuni Homestead offers exclusive access to South Africa’s largest private reserve, giving you a vast expanse of the Kalahari to explore with private guides and a level of seclusion that makes it feel like your own personal wilderness. Designed for up to 10 people, the homestead features five suites, a private chef, butler, and a dedicated safari vehicle with a guide and tracker, ensuring a completely tailored experience.
The real draw of Tarkuni isn’t just the space —it’s the wildlife beyond the traditional Big Five. While you’ll still encounter predators and plains game, Tswalu is one of the best places to see black-maned Kalahari lions, meerkats, brown hyenas, aardwolves, pangolins and aardvarks—species rarely spotted in other reserves. If you’re after a safari that delivers the unexpected, this is it.
Tarkuni is part of Tswalu’s collection, which also includes The Motse, a lodge with nine suites, and Loapi Tented Camp, a more contemporary, luxurious option with private safari homes. The Motse is shutting down for a large refurb in 2026 – which, if we’re honest, is much needed. Worst of all, the bastards are shutting down Tarkuni next year for a major refurb—and I’m returning there this year. Rude.

Kwandwe Fort House
Kwandwe Fort House is an exclusive-use villa located in the malaria-free Kwandwe Private Game Reserve in the Eastern Cape. Designed for up to eight, the villa offers four bedrooms, and offers panoramic views of the surrounding bush, Fort House features expansive indoor and outdoor living spaces, a swimming pool, fire pit, and private wine cellar.
Beyond traditional game drives, Kwandwe offers unique activities such as rhino conservation experiences, where you can participate in monitoring and tracking rhinos alongside the reserve’s conservation team. Other highlights include guided bush walks, catch-and-release fishing, photographic safaris, and family-focused activities like scavenger hunts and bush skills lessons for children.
Thanda Safari: Royal Residences and Villa iZulu
Thanda Safari is a private game reserve in the KwaZulu-Natal province, offering a malaria-free safari experience. The reserve features several villas, including Thanda Safari Villa iZulu, a five-bedroom exclusive-use villa that offers spacious suites with en-suite bathrooms, a heated swimming pool, wine cellar, library, and traditional boma for outdoor dining. The villa’s style is a blend of classic safari aesthetics and modern luxury, with thatched roofs, earthy tones, and locally inspired décor that reflects the Zulu culture of the region. The secluded setting allows you to enjoy uninterrupted views of the reserve, with wildlife often visible from the pool and deck.
In addition to game drives and bush walks, Thanda offers cultural experiences with the local Zulu community, including visits to traditional villages, storytelling sessions, and insights into Zulu customs. The reserve’s conservation initiatives include rhino tracking and wildlife monitoring.
Melote House
Easily one of the best bargains around, with space for up to 12 people at a mere $15,000 per night. I know that might sound like I’m taking a sarcasm dump, but do the maths—per person, you’d struggle to get scammed at Fyre Festival 2.0 for that. If you’re travelling with a big group, it’s a price point that’s hard to ignore.
Melote House is an exclusive-use luxury safari villa set within the malaria-free Lapalala Wilderness Reserve in Limpopo Province. The main house features six suites, and if you take the adjacent cottage that comes with an additional two suites, the property can accommodate up to 16 people. It offers three swimming pools, a private spa, and expansive indoor and outdoor living spaces overlooking a frequently visited waterhole.
Activities go beyond the usual game drives and bush walks, with boat cruises and fishing on the Palala River. As part of Lepogo Lodges, Melote House operates on a non-profit basis, with all proceeds supporting conservation efforts within the reserve, making it a rare blend of ultra-luxury and sustainability.
Kateka
One of South Africa’s newer contenders, Kateka has fully embraced contemporary design, standing out in the Klaserie Private Nature Reserve, part of Greater Kruger Park. The lodge is intentionally intimate, with just five suites and the three-bedroom Kateka Villa.
The villa is on the smaller side, so your multi-generational safari crew will need to be curated wisely—just the best grandparents, yourselves, and only your favourite children. Designed for up to eight people, it features spacious suites with private plunge pools, elegant living spaces, and panoramic views of a waterhole buzzing with wildlife.
Wellness is a major focus here, with the on-site Wellness Centre offering an infrared sauna, ice bath, F45 gym, and rooftop yoga sessions
